Contracting Types

There are three basic types of contracting that you can have us do for you in your building project.

DESIGN-BUILD:

In design-build contracting you would hire Miedema Metal Building Systems (MMBS) to help you take our building needs from your idea to a completed project. We would start by getting together, talk over your ideas and get a basic concept of your new building or addition. We would then go back and estimate the end cost (budget numbers) of your project. If we can agree on the estimate of your project you would then contract with MMBS on a cost plus percentage basis or a letter of intent that states you would contract with MMBS after a final cost was determined and was close to your budget as proposed.

Lets take a look at some of responsibilities of the owner and MMBS in the design-build contract.

Owner

  • relate ideas
  • approve drawings
  • pick colors
  • make monthly payments
  • move in

MMBS

  • estimate costs
  • make rough drawings of project
  • hire an architect to draw the project
  • obtain site plan approval
  • hire subcontractors electrical,
  • plumbing,
  • excavator, etc..
  • obtain permits
  • Construct project
  • coordinate with subcontractors
  • obtain inspections, rough in and final

We feel this is the easiest methods of building for the owner and possibly one of the more economical and fastest ways to build. When we are able to work with you and the architect we are able to guide you into a building that is not over designed and yet optimized to use the benefits of a pre-engineered building system. It also gives MMBS the design-builder the ability to work with the subcontractors and keep the project moving though the construction stage.

GENERAL CONTRACTING:

In general contracting you the owner would meet with an architect to develop a set of plans to your specifications. Miedema Metal Building Systems would then bid the job from the your set of plans. If then we can negotiate an agreeable price we will sign a contract and build the project according to your plans.

 

Lets take a look at some of the responsibilities of the owner and MMBS in the general contract.

Owner

  • estimate costs
  • make rough drawings of project
  • hire an architect to draw the project
  • approve drawings
  • obtain site plan approval
  • pick colors
  • make monthly payments
  • move in

MMBS

  • bid project per your plans
  • hire subcontractors electrical,
  • plumbing, excavator, etc..
  • obtain permits
  • obtain inspections, rough in and final
  • Construct project
  • coordinate with subcontractors

This is a good way to build your project as well, it gives you as the owner more responsibilities in the design part of the project. It also gives MMBS the general contractor the ability to work with the subcontractors and keep the project moving though the construction stage.

SUBCONTRACTOR:

In subcontracting you would meet with an architect develop a set of plans to your specifications. Miedema Metal Building Systems would then bid only the portions of the job that you would have us do, from your set of plans. If then we can negotiate an agreeable price we will sign a contract and build the portions of the project according to your plans.

Lets take a look at some of responsibilities of the owner and MMBS in the subcontract.

Owner

  • estimate costs
  • make rough drawings of project
  • hire an architect to draw the project
  • approve drawings
  • obtain bids from subcontractors
  • obtain site plan approval
  • obtain permits
  • hire subcontractors electrical,
  • plumbing, excavator, etc....
  • pick colors
  • obtain inspections, rough in and final
  • coordinate with subcontractors
  • make monthly payments
  • move in

MMBS

  • bid building per your plans
  • Construct building

This is an economical way to build, it gives you as the owner more responsibilities in the design part and contracting of the project. Some things to consider is, this method would consume more of your time, and you may not get as well of a price or attention from subcontractors as MMBS would. MMBS will also do as much of the contracting that you didn't want to deal with.
